FairValue

Terms of use

Last updated 14 October 2026

These terms apply when you use FairValue. Questions go to hello@fairvalue.sg.

What FairValue is

FairValue is an independent service. It is not affiliated with or endorsed by HDB, IRAS, SISV, any bank or any government agency. FairValue provides analysis tools; estimates built here are not valuations, do not replace HDB's Request for Value or any official or licensed valuation, and the eventual HDB or lender valuation may differ.

FairValue gives information and planning tools. Its estimates come from public sales records and the figures you enter. They are not legal, tax or financial advice, and they don't replace HDB, CPF Board, IRAS, your bank, a licensed valuer or a lawyer.

Your decisions stay yours

You decide what to offer, accept, sign and pay. Before you commit, check the facts that matter with the agency or professional responsible for them. FairValue never contacts the other party for you.

How current the information is

Sales records are refreshed monthly, and each rule shows the date we last checked it. Records can contain errors and rules change, so treat every figure as a guide that needs checking.

Using the site fairly

Please don't copy the site's data in bulk, run automated tools against it, try to get round its limits, or use it to break the law. Only enter information about other people, or photos of other people's homes, if you have the right to. We may block access that harms the service or other users.

Data and content

Sales records come from HDB's Resale flat prices based on registration date from Jan-2017 onwards dataset, used under the Singapore Open Data Licence version 1.0. Maps and nearby places use other public sources, which are credited where they appear. The FairValue name, design and software belong to us.

Paid passes

Passes are not on sale yet. When they are, these terms apply:

  • A pass costs the price shown at checkout, in Singapore dollars, as one payment. There is no subscription and no automatic renewal.
  • The buyer pass lasts 6 months from purchase, and another 6 months costs S$99. Other passes will have their terms set out here before they go on sale.
  • The pass page lists what a pass includes. If something listed is not delivered, we refund you.
  • Refunds: if a pass doesn't help, ask within 7 days of buying it and we refund the amount you paid, with no questions asked.
  • Introductory price: the first 50 households to buy the buyer pass pay S$249. After that it costs S$299. Each household counts once, a refunded purchase still uses its place, and the count never resets.
  • Price protection: if we lower the price of the same pass while yours is active, we refund the difference.
  • Payments are handled by Stripe. We never see your card number.

Limits on our responsibility

We work to keep FairValue accurate and available, but we can't promise it will always be right or always be up. Check the figures that matter to your decision before you rely on them. Nothing in these terms takes away rights you have by law.

Changes and the law that applies

When we change these terms, we change the date at the top; a pass you have already bought keeps the terms it was sold under. These terms are governed by Singapore law, and the courts of Singapore deal with any dispute.

FairValue is a trading name of CURLY MOLE LABS (UEN 53510701C), registered in Singapore.
